The timber on the property consists of river bottom hardwood species and has been heavily managed. The overall timber value on the property is extremely strong as much of the property is heavy in old growth timber, but, the tract also has well stocked stands of merchantable and pre-merchantable hardwood timber of varying ages. The older stands have strong understory regeneration of shade tolerant species, primarily Nutall and Overcup oak (species of red and white oak), attributed primarily to the shelter wood management method used on the property’s timber. The site index on this tract is extremely strong and holds great potential for producing income not only from standard timber harvests, but also through tax credits or deductions through conservation easements, fuel wood production, and carbon credit sales.
Hunting on the property is unparalleled in this area. Trophy deer are harvested with ease each year, the turkey hunting is ideal underneath the canopies of the old growth hardwood, fishing on any of the large lakes on the property is remarkable, and the duck hunting on the property’s 16+ small ponds and sloughs will rival Arkansas most years!
