Looking for Property

Comments: I am looking for a in the south east property to use for farming and summer recreation for my children. I want The property to be no more than a 3 or four hour drive from Atlanta. I am looking for a property with owner financing. I also want it to have fresh water on the property ( preferably a lake, but a river, creek or stream or underground water table so I could dig my own pond and well may also due for my purpose.) The property needs to be zoned so that I could grow a large garden, hunt , build a cabin or two, and make reasonable improvements to the property.I need a property that is not restricted from building small structures as I want to start off by building a small cabin one summer and then work on building a bigger farm house over the next few years. must have access to a paved road on some portion of the property ( country roads are fine I just need to be able to drive up to the property). access to electricity and water would be a nice bonus. and at least 1 acre that has already been cleared for a home sight would be nice to have but not needed.
